Allison Gaddy

Concierge Service

A listing handled like a production.

Strategy is built first and then run on schedule. The seller approves the plan; Allison executes it.

The Process

Five phases, in order, every time.

01

Development

Walkthrough, condition assessment, and a written scope: what gets repaired, what gets replaced, what gets left alone. Every line carries a cost and a return estimate.

02

Pre-Production

Trades scheduled and supervised. Staging specified room by room. Photography, film, and floor plans booked against a launch date rather than a hope.

03

Pricing

A comparable analysis built on evidence, not aspiration. The number is defended in writing before it is published.

04

Release

A coordinated launch across the eXp Luxury network, syndication, private broker channels, and paid placement. The first ten days are the campaign.

05

Negotiation & Close

Offers analyzed on terms, not headline price. Inspections, appraisal, and closing managed to the calendar the seller agreed to.

Client Support

One point of contact, start to finish.

Allison does not hand a client to a team member after the listing agreement is signed. She runs the file.

Vendors, trades, stagers, photographers, title, and lender coordination are managed on her side. Sellers approve decisions; they do not chase them.

Weekly written updates, showing feedback within twenty-four hours, and a candid read whenever the market says something new.

For Sellers

Priced correctly the first time.

A listing that is priced correctly, presented properly, and marketed deliberately does not need to be sold twice.

Most luxury price reductions are the residue of a launch that was not ready. The preparation phase exists to prevent that.

Where a home sits against a thin comparable set — a built-out enclave, a custom build, an unusual lot — the analysis matters more than the algorithm.

Marketing

Presentation as production, not decoration.

Architectural photography, drone, and a property film cut for the buyer who is watching on a phone at midnight.

Print and digital placement into the eXp Luxury network, plus direct outreach to the brokers who actually control the buyer pool for that address.

Every asset carries the same standard. Nothing is published because it was already paid for.

A walkthrough, a written scope, and a defensible number — before anything is committed.
